First, we'll match your requirements to suitable properties already on our database and new options as they become available, giving you the earliest opportunity to view. Typically, properties are marketed about two months before they are available, so we recommend an early start to your search.
The next stage is to view properties. We will arrange this around your schedule and come with you and answer any questions you may have.
When you're ready to proceed with a property, you will need to complete a written application and offer to rent. Details such as your occupancy date, duration of the letting, etc. will be agreed at this stage and a reservation fee will be required to secure the property for you. The reservation fee can only be refunded if the Landlord declines the tenancy.
All in One Move Lettings will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken. Where a tenant is unable to meet the required income or credit checks, the tenant can have a guarantor agree to underwrite any rent liabilities.
Rents are normally quoted on a calendar month basis. You will normally be responsible for utility bills such as council tax, water rates, gas, electricity and telephone costs. Rents are usually payable by standing order, monthly in advance, with the first month's rent due before taking occupation of your home.
