Preparation
Decide whether you plan to sell your home privately, through an estate agent or at auction and calculate the costs of each option. Enhance your home by cleaning and doing necessary repairs, maybe even refurbishing. If necessary, declutter by putting superfluous items in storage.
Valuation and Marketing
All in One Move offers a free valuation service. Before deciding on a price, consider arranging for a survey if there are any problems that might affect the value of the house, for example, a roof in a bad state of repair.
Arrange and conduct the viewings. (Get a fresh pot of coffee on. The smell of freshly baked bread also makes a good impression on house hunters.)
Conveyancing
This is usually done by a solicitor. You can however, carry out your own conveyancing.
Closing the deal
At All in One Move, we'll negotiate the price with your potential buyers. You don't have to accept the first offer or feel rushed into a decision.
Even after accepting an offer, you can still accept a higher offer from someone else. Similarly, a potential buyer can also withdraw for any reason.
Exchange of contracts
When contracts are exchanged, your buyer may wish to measure up for carpets or get an estimate for building work. This is normal, but don't allow any work to be done by the buyer before completion.
Inform the utilities that you're moving and arrange for final meter readings on completion day. Remember too, to tell your local authority so they can make any necessary adjustments to your council tax / local rates. Get quotes from local removals businesses.
Your buyer's deposit will be paid to your solicitor at this stage. Your solicitor will hold this deposit until completion.
Completion
Vacate the house by completion day and to hand over all the keys.
Your solicitor will receive the balance of the purchase price from the buyer and pass this, together with the deposit, to you. Less any money owed to your mortgage provider?
